Litigation and Acquisition

The litigation and acquisition team undertake valuations and provide advice on behalf of authorities, claimants and individuals on various projects and property types in metropolitan and country areas.

We act for Government Departments, claimants and lawyers, depending on the project and ensuring there is no conflict of interest.

We act in relation to compulsory acquisitions, financial loss claims, property disputes (capital and rental), litigation, rental determinations, rating disputes, margin scheme valuations, etc.

Les is the Director responsible for Litigation and Acquisition valuations. This work involves the preparation of expert reports (many retrospective) relating to compulsory acquisitions, rating and land tax appeals and litigation issues.

He also undertakes rental determinations on instruction from the Australian Property Institute, the Small Business Commissioner of Victoria and directly by the Parties. This work involves many unusual and specialised properties throughout Victoria with a specific emphasis on en-globo land. Many of the assignments are undertaken on the basis that expert evidence may be required. Les has given evidence at VCAT, County Court, Supreme Court of Victoria and the Federal Court.

Les commenced his career in the Valuer General’s Office in 1977 qualifying as a valuer in 1981. Spending 11 years in the Valuer General’s Office and two city real estate agencies.

Les commenced employment with m3property in 1988.

Kym Dreyer

Kym is Managing Director of m3property South Australia and also manages the Advisory team in the Adelaide office having joined m3property in 2012. In recent years, Kym has taken an active role in providing strategic valuation and property consultancy advice working directly with a range of government, semi-government, institutional, corporate and private clients.  This work has also included providing specific valuation advice on a range of properties including a number of property portfolios, major development projects, investment property and institutional assets.

Kym has been working as a Property Valuer since 1980 and has had extensive experience in all areas of residential, commercial, retail, industrial and investment property principally within the City of Adelaide, metropolitan area and major regional centres.

Kym commenced self-employment in July, 1988 initially undertaking residential and commercial valuations while also establishing a range of private, business and institutional clients who required specialised valuation advice through broad sectors of the property markets and was Managing Director of Egan National Valuers (SA) prior to merging with m3property in 2012.

Ross Perkins

Ross is the Managing Director of m3property Queensland, currently overseeing the Commercial division.

Growing up in Central West Queensland, and coming from a trade background, Ross has over 25 years’ experience in the property industry.  He has valuation and advisory experience in the office, retail and industrial sectors throughout Queensland; self-storage facilities throughout Australia; and specialised properties such as service stations, childcare centres, car parks, and accommodation premises throughout Queensland.

Prior to joining m3property, Ross was a major shareholder, State Managing Director and an Executive Director on the board of a listed property group. He was the founding Director of the Queensland branch of that group and took the business from a start-up to a mature business during his 10 years with the company.  When the company was listed on the Stock Exchange, Ross gained experience in capital raising and corporate governance.

Ross commenced employment with m3property in July 2007 and is a founding Director of the Queensland Business.
