Litigation and Acquisition

The litigation and acquisition team undertake valuations and provide advice on behalf of authorities, claimants and individuals on various projects and property types in metropolitan and country areas.

We act for Government Departments, claimants and lawyers, depending on the project and ensuring there is no conflict of interest.

We act in relation to compulsory acquisitions, financial loss claims, property disputes (capital and rental), litigation, rental determinations, rating disputes, margin scheme valuations, etc.

Les has worked in most asset categories since commencing his career with the Valuer General’s Office in 1977.

He has specialised in compulsory acquisition, rating appeals, litigation and rental determinations. This work involves many unusual and specialised properties throughout Victoria with a special emphasis on englobo land.

This work involves attendance at valuation conferences, mediations and providing expert evidence at the VCAT, County Court, Supreme Court and Federal Court.

Kym has been working as a Property Valuer since 1980 and has had extensive experience in a broad range of market sectors including Residential, commercial, industrial and investment property principally located within the City of Adelaide, greater metropolitan area and major regional centres.

In recent years he has taken on an active role in providing strategic valuation and property consultancy advice working directly with a range of government, semigovernment, institutional, corporate and private clients.

This work has included providing valuation advice on a range of properties including a number of property portfolios, major development projects, investment property and institutional assets.

This has also included valuations for financial reporting and strategic advice on rating & taxing assessments. Recent examples of his work include valuations of:

Ross Perkins

Ross has been involved in the property industry since 1983, having gained experience across all market sectors in Queensland and Sydney.

Prior to joining m3property, he was part of a boutique consultancy group providing valuation, feasibility, investment analysis and due diligence services to a variety of developers, trusts, banks and investors within South-East Queensland and Victoria.

Ross previously worked for a private investment trust, where his role was to put together a portfolio of investment properties including commercial buildings in New South Wales and Queensland.

Whilst an Executive Director on the board of a listed property valuation company, Ross gained experience in corporate governance and capital raising during the float of the company on the Australian Stock Exchange.  He was then Managing State Director of the Queensland division of the company, a position which he held for about ten years, during which time he focused on the office and industrial precincts.

Ross is also experienced in valuing self storage facilities throughout Australia, service stations, child care centres, accommodation hotels, marinas, golf courses and retail properties.
