The industrial team provide property advice for industrial property throughout Australia, with offices in all major capital cities. These properties include standard distribution centres, hi-tech industrial buildings, industrial development sites as well as specialised asset types including manufacturing production buildings (e.g. food production facilities), intermodal terminals and marine facilities.

Our clients include institutional investors such as funds managers (both local and offshore), financiers, corporations (both private and public), insolvency practitioners, private investors and the government sector. Our industrial valuations team is represented on the panels of all major institutions, fund managers and financiers.

James is the Director of the Industrial team in Sydney and services a broad client base, particularly in the institutional and mortgage markets.  James regularly undertakes valuations of warehouse and distribution facilities, industrial business parks, factories, large strata-title unit developments, major industrial land developments, vacant land and market rental reviews.

Furthermore, he has expertise in specialised facilities including climate controlled facilities, food/meat processing facilities, automotive retail facilities and service stations.  In addition to the above, over the course of his career, James has worked across a range of other asset classes including commercial, retail and residential development with a particular focus on mortgage valuations for all major financiers.

James commenced his career in 2000 and became qualified as a valuer and admitted as an Associate of the Australian Property Institute in 2003.  James commenced employment with m3property in April 2011.

Neil Bradford

Neil is Director of the Industrial team and is responsible for valuation and consulting tasks involving industrial assets within the Adelaide market. Neil primarily undertakes valuations of major industrial properties, servicing a broad client base, particularly in the institutional and mortgage markets.

Neil has been involved in assignments including valuations of major warehouse and distribution facilities, factories, strata title unit developments, industrial land developments and vacant land for asset reporting, mortgage security (existing and development), rental assessments, statutory rating appeals and market rental determinations.

Neil’s valuation experience has been drawn from both the private and public sector including the Valuer General, banking industry and 20 years in private practice prior to joining m3property in 2003.

Neil commenced his career in 1988 and became qualified as a valuer and admitted as an Associate of the Australian Property Institute in 1990.

Josh Phegan

Josh is an Associate Director within the Commercial and Industrial valuations team. His core responsibility is providing consultancy and valuation advice for major industrial properties typically for acquisition, financial reporting and mortgage security purposes (existing and development) throughout Victoria. As well as this, Josh is involved in providing advice for rental negotiations, municipal and land tax objections, stamp duty, GST and SMSF purposes.

Beginning his valuation career in the banking industry Josh spent three years with the National Australia Bank as a Lead Valuer where he was involved in the valuation of commercial property including retail, office and industrial properties.

Josh commenced employment with m3property in 2014.
